The foundation

Owner’s landlord policy

The foundation begins with the owner maintaining a strong landlord policy specifically written for a tenant-occupied home and listing Shannon Property Management as an Additional Insured. Owners should also ask a licensed insurance agent whether added protection for water damage, pollution and microbial or biological growth is appropriate and available for the property. SPM is not an insurance agency and does not provide coverage advice.

When SPM is not added

SureVestor liability protection

If SPM cannot be added to the owner’s policy, eligible properties may be enrolled in SureVestor Master General Liability—an added layer for certain third-party liability claims.

Optional · additional monthly fee

SureVestor Protection Plus

Protection Plus is an optional program available for an additional monthly fee. It includes the SureVestor Master General Liability protection described above, together with added protection for certain tenant-related losses that may include lost rent, eviction expenses, malicious damage and theft.

Second Nature

Resident insurance requirements

Residents must maintain qualifying liability coverage or enroll through Second Nature. For residents enrolled in SPM’s Second Nature master policy, up to $100,000 in property-damage liability coverage may apply when the resident is legally liable, subject to all policy terms, limits and exclusions.

What insurance should a Houston rental-property owner carry?

Owners should speak with a licensed insurance professional about a landlord policy written for a tenant-occupied home, appropriate liability limits, loss-of-rents or fair-rental-value coverage, and any relevant water, pollution or biological-growth endorsements. Confirm both the rental-income limit and maximum payment period.

Why should SPM be listed as Additional Insured?

Listing Shannon Property Management as Additional Insured can help align liability protection when a claim or lawsuit involves the managed property, subject to the owner’s policy terms. It is also required by the Texas REALTORS® Residential Leasing and Property Management Agreement—the same management agreement SPM uses.

Does SureVestor replace the owner’s landlord policy?

No. SureVestor’s programs are specialized, separate protection layers. Owners should maintain their own landlord policy for the home.

How can resident insurance help protect the property?

Qualifying resident liability coverage may respond when resident negligence causes covered property damage. Eligibility and payment depend on the applicable policy and claim review.
