Maintenance and Construction Manager (Houston)

Position Overview:

The Maintenance and Construction Manager plays a pivotal role in ensuring the optimal functioning of the Maintenance and Construction Division. This role involves overseeing the daily operations of maintenance and repairs across our rapidy-growing portfolio of ~900 single-family homes. The manager is tasked with driving efficiency and profitability within the division through strategic planning, route optimization, data analysis and implementaition of maintenance and construction best practices in the field. As a leader, this role provides essential support to Maintenance Coordinators and Property Managers, especially in escalated situations involving residents, property owners, and contractors.

Team Structure:

  • 8 Maintenance Coordinators
  • 1 Make-Ready Coordinator
  • 4 Maintenance Technicians
  • 2 Estimator/Inspectors
  • 8 Make-Ready Technicians

Key Responsibilities:

  • Manage and oversee the activities of a team of approximately 20-25 personnel, consisting of roughly 8 Maintenance Coordinators, 1 Make-Ready Coordinator, 4 Maintenance Technicians, 2 Estimator/Inspectors, and 8 Make-Ready Technicians.
  • Ensure high-quality maintenance and repair services across all properties, aligning with company standards and tenant satisfaction.

Efficiency and Profitability:

  • Implement strategies to drive operational efficiency within the division, focusing on areas such as route optimization, effective troubleshooting programs, and efficient scheduling.
  • Analyze performance data to identify trends, areas for improvement, and opportunities for cost savings, thereby increasing division profitability.

Team Leadership and Support:

  • Provide leadership, training, and support to the maintenance team, fostering a culture of excellence, accountability, and continuous improvement.
  • Act as a point of escalation for Maintenance Coordinators and Property Managers in resolving complex issues with residents, property owners, and contractors.

Quality Control and Compliance:

  • Ensure that all maintenance and construction activities comply with relevant laws, regulations, and industry standards.
  • Implement and oversee quality control measures to maintain high standards of workmanship and service delivery.

Stakeholder Engagement:

  • Maintain strong relationships with all stakeholders, including tenants, property owners, contractors, and team members.
  • Communicate effectively to ensure transparency and alignment of objectives across the division and the broader organization.

Strategic Planning:

  • Contribute to the strategic planning of the Maintenance and Construction Division, aligning with the company's overall goals and objectives.
  • Identify and pursue opportunities for growth, innovation, and service enhancement within the division.

Qualifications and Experience:

  • Bachelor's degree in Construction Management, Engineering, Business Administration, or related field.
  • Minimum of 5 years' experience in a management role within maintenance, construction, or a related industry, with a proven track record of leading teams and driving operational efficiency.
  • Bilingual English/Spanish
  • Strong understanding of the residential property management industry, maintenance best practices, and construction processes.
  • Proficient in data analysis, budget management, and strategic planning.
  • Excellent leadership, communication, and interpersonal skills, with the ability to manage and resolve conflicts effectively.
  • Knowledge of relevant regulations, building codes, and safety standards.

Work Environment:

This role requires a balance of office-based work for planning and administrative tasks and field visits to properties for inspections, team support, and stakeholder meetings. The Maintenance and Construction Manager must be adaptable, able to manage multiple priorities, and willing to travel to various properties within the portfolio.
